Minimum Rental Criteria:         

The combined household income must be a minimum of three times the monthly rent amount.

Credit score of 700+

Clear background check

No prior evicitions or significant collection accounts 

Standard documents you may need when submitting a Rental Application:         

Government issued photo ID (drivers license or passport)

Letter of employment

Copies of income which may include:

           Last two pay stubs

           Letter of engagement for new employment

           Statement of Benefits (Social Security or other)

           Child support agreement or statement

           Any other official income verification forms

Copies of last three bank statements

Copies of last two tax returns for self employed applicants

Copies of last two W-2 forms

Asset documents

Contact information (names, phone numbers, email and addresses of previous landlords, your current employer, and your guarantor)

Other items:

        Recommendation letter(s) from previous landlords

        Personal or professional references

For pets, pictures of each with veterinary current records

Vehicle registration(s) 

Other documents as may be needed for HOA application and approval
